Rightmove Has Launched AI Tools. But Is It Thinking About AI Search?

Rightmove recently announced a suite of AI tools designed to enhance the home search experience. On the surface it is a logical product evolution from one of the UK's most dominant property platforms.
But it raises a more structural question.
Does building AI into your product protect your position in an AI search world? Or are they two different things entirely?
AI driven discovery does not reward aggregators and marketplaces in the same way traditional search did. When someone asks ChatGPT for the best estate agent in a specific town, or for advice on selling in a particular market, the recommendation logic is far more likely to surface identifiable firms than direct them to a portal. AI search is about resolution and confidence. It favours named providers delivering a defined service over browsing environments.
That shift materially changes the leverage portals have historically enjoyed.
To be clear, Rightmove has real opportunities within AI search. Utility led entry points such as instant valuations, data driven market insights and buyer matching tools are the kind of practical reference points AI systems are more likely to surface. That is a credible route to visibility.
But looking at the three pages most closely connected to this rollout, the pattern is consistent. The AI tools announcement, the ChatGPT app launch and the AI innovations hub are all product led and innovation focused. What is harder to find is a clear AI positioning framework, deliberate authority architecture or any signal that the external AI search opportunity is being approached structurally.
Given Rightmove's dominance, data volume and industry leverage, the strategic upside here is significant.
The question is whether the product roadmap and the AI search strategy are the same conversation, or whether they are happening in different rooms.
This view is based entirely on publicly available signals. Rightmove's internal roadmap may tell a very different story.
